Who Needs a Home Inspection?
Anyone can benefit from information about the current condition of the various systems and components of a home in which they have a vested interest, be they a home buyer, seller, or home owner concerned with home improvement or maintenance.
Home Buyer-
A home inspection informs home buyers of needed repairs, updates, suggested improvements, safety and maintenance issues before the purchase of a home. To know the condition, age, and life expectancy of a home's components is key to making informed decisions. The relative low cost of a home inspection is well worth the valuable information provided by a licensed professional. I pay my mechanic $200 to inspect any vehicle I'm about to purchase, and a vehicle costs a small fraction of the price of any home. These are important decisions and need to be met with reliable information.
Home Seller-
I believe there's a market advantage to having a home inspection prior to listing. You can find and correct problems before a buyer's home inspector does, which can greatly increase a home's value. Again its about information, and the potential cost of not knowing can far outweigh the consideration a home inspection brings.
Home Improvement/Maintenance-
All homes require continued maintenance. A home inspection can be an incredibly useful tool in determining planning and priorities when considering desired improvements, and continued performance of the various systems of a home. I'm a huge fan of preventive maintenance and planning, as it simply saves money over time, and wards off problems before they happen.

A home inspection is a non-invasive, visual examination of the accessible areas of a residential property meant to identify defects within the various systems and components, at the date of inspection.
A simple definition as this, although accurate, can leave us with many additional questions, such as What is and what is not examined or tested in my home inspection? What is omitted or included in the written report? You may have very specific questions so I encourage you to call me. Our pre inspection agreement and our state's standards of practice help define and determine what our home inspection is and isn't, but they can also raise other questions. One of my goals in helping you with your inspection is to remain accessible to answer questions or address concerns, both before and after your inspection, so please, just call. If I'm not doing an inspection I'm likely to answer but if not just leave a brief message and good time to call back.
I consider a thoughtful home inspection to be one that makes an obligation To Care, and also to Take the Time necessary to execute and report the inspection properly.
I put thoughtful on my business card for a couple reasons. One is to remind myself to be present, discerning, available and caring as much as I can. I do care, and I will take the time. Another is an attempt to let you know how I view this very important work, and what it requires. It would be a fallacy to say that other inspectors are not also thoughtful, there are several very good, sincere, kind inspectors in our community, and I will not hesitate to recommend one if I am unavailable.
Call or email with an address for a quote. Pricing is based on square footage and age of the house, starting at $450 up to 1500 sq. ft. and goes up $50 for every additional 250 sq. ft., and $50 for every 25 years of age. ADU's, detached garages, and other outbuildings are extra, but may be excluded.
Although preferable, we don't always have the luxury of scheduling too far ahead, I understand, so just give me a call. If I can't pick up please leave a good time to call you back. You can also make an enquiry by email. I prefer not to do auto scheduling as in answering your questions we can make adjustments to the timing and nature of the inspection itself.
A signed pre inspection agreement and payment are required before the inspection.
Once the inspection is scheduled, I allow 5 hours for the inspection itself (sometimes it takes less, rarely more) and a report can be expected within a day (sometimes I can have the report that night, but always within a day of the end of the inspection).
I highly encourage you to join me for a walk through at the end of the inspection. This way I can point out some preliminary findings and answer any questions you may have.
My background is in art and design, as a craftsman I did custom wood and steel work for restaurants and home remodels in Portland. Having been through the home buying process myself and grateful for the help and insight from home inspectors in the past I realized that not only was this something I could do, but doing it well would benefit others.
